    CPI is back at 4.0% in May. It was 3.4% in Dec and Jan but has rebounded since March. The cry wolf of a rate increase is coming into reality.

      People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

    I'm hoping there will be a housing crisis so I can buy cheaply when I sell a few houses in 2025. As a backup plan, I've been thinking about purchasing stocks. What advice do you have for choosing the best buying time? On the one hand, I continue to read and see trading earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

    Settlement on a unit in Darwin tomorrow. Sellers are locking in a $110,000 loss, we’ve getting 7% return on a two bedroom, two bath, and two car unit in a modern complex. Reasonable body corporate. Good times. Strong cash flow, while the Brisbane properties grow in equity and allow us to purchase the next properties.

    I thought this video was good until you started suggesting 220k for a Russell island property was good. It is in no way an indication of Brisbane region prices as it’s so inconveniently situated, a better example would be recent sales in Redbank Plains or Moray field maybe even Deagon

    I started investing In property back in 2011 when you could buy a 700sqm corner Block in Adelaide for low 200k. Back then, they were saying the same thing “the housing bubble will pop. Don’t buy”

    Hi Australia !!! just look what is going on in New Zealand I'm investor in property in NZ and here prices are down significant all over NZ and it doesn't look bright in the next 6 to 12 months what I'm saying is don't get trapped like many here and sale at loos .This is absolute bubble and prices all over Australia and prices will go down at one point be carefully .This will last until Labor Party is on power and things will look good at the property market due to their money throwing around left and right politics once the political changes will arrive then property will just go down .

    6:20 amazing point! How many Aussies find it easier to spend their deposit on travelling overseas. It’s already hard to save with the myriad of cost of living but it’s postponing security in shelter. The priority is to secure a property with a deposit. House and land is the best option for first home buyers.

    Have lived in Chermside 24 years and love it. It is a very safe suburb. Even safer thans most others given the high density apartments meaning there are more people on the streets. The reason the crime stats are high is because it counts all the petty shoplifting that occurs in Westfield Chermside, one of the top 5 busiest shopping centres in Australia. Take out those crime stats and Chermside wouldn't even make the list. The fact Inala is in the top 5 without a major shopping precinct is evident how unsafe the area is.

    Prior to settlement of newly built apartments, do property developers notify banks to undertake valuations ? Also, if the bank values the apartment $20k less than the sale price, does that mean the bank will simply loan you $20k less for what you're asking for ?

    Just incase others are used to counting their wage as before tax, that’s more like $92k if you are taking home 5833 a month. Otherwise, good info about some of the additional costs.

    it's mind blowing how many cashed up people are in our market . If you look at my previous comments, you will see that almost 1 in 3 don't have to worry about the cash rate.

    When we consider cash sales vs mortgage based sales we are also working in differing quartiles. Here is an estimate : Cash sales: approximately $123.84 billion per year vs Mortgage-based sales: approximately $220.16 billion per year So, mortgage-based sales account for about $96.32 billion more than cash sales each year ($220.16 billion - $123.84 billion). Keep in mind that these figures are estimates based on 2020 data and may have changed since then. You are competing with people that don't have to worry at all about the cash rate.

    After conducting a thorough search, I found a report by the Australian Bureau of Statistics (ABS) that provides insight into the proportion of cash buyers in the Australian real estate market. According to the ABS's "Residential Property Price Indexes: Eight Capital Cities" report (September 2020), around 36% of residential property transfers in Australia were cash sales. Please note that this figure may have changed since the report's. This severely dilutes the effects of changes in the cash rate on property values. This is one part of the reason that the higher cash rate did not dampen the market demand too much.

    Hi! don't forget that going through a broker will add a couple days on how long it takes to get approval. This is the same with applying for many of these first home buyer assistance programs. So don't count on making those extremely short finance windows. I've seen some crazy sellers who are asking 10 or 15 days to get finance approval. need a bit longer than that unless your a retail client with simple PAYG income with little or easily verifiable debt.

    Back in the day, when I purchased my first home to live-in; that was Sydney in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    Be interested on your take of the vic govt pushing landlords to pay more ie land tax and proposed energy efficiency law, and Moreland council wanting to charge investment properties more rates to make landlords sell, I think many properties will go for sale this pushing up rents with less stock or charges being passed onto renters.
